August 2024 Monthly Recap at Oakridge Real Estate
As many in our community are wrapping up summer activities and starting school, the Cedar Valley housing market is active with buyers and sellers. Today's August recap includes; August stats, what current inventory numbers mean if you are buying or selling, what an escrow analysis, August top performers, August listing of the month, the Cedar Valley 18th annual pink ribbon run and a spotlight of the Grout Museum in Waterloo!
August Stats
In August, homes listed by an Oakridge Realtor® sold for 99.78% of their list price in just 5 Days! Each month we discuss area stats with our Realtors® as a way to understand our market needs and changes. One of the stats we discuss is the inventory (the current number of homes for sale). Inventory has played a key role in the real estate industry for the past four years. Tracking the Cedar Valley housing inventory is very important when working with our clients to meet their goals, buying or selling. This month we were excited to see inventory levels grow! Increased inventory levels will allow homebuyers more selections when looking for a home. If you are looking to sell, it is very important to have a strategic plan with your Realtor® to make your home grab the attention of potential buyers.
The Mortgage Corner with Greenstate Credit Union: What is an Escrow Analysis?

Property taxes and insurance premiums can adjust annually, which requires the lender to determine if they are collecting the right amount from the borrower monthly to pay the upcoming premiums. This month our friends at Greenstate Credit Union are are sharing the importance of an escrow analysis and how this can impact your monthly mortgage payment. Read the full post here!

Contrary to the name, this museum is not filled with different types of grout to learn about. Founded by Henry Grout, the Grout Museum History and Science shares the history of the Waterloo area. The Sullivan Brothers Iowa Veterans Museum tells the story of Iowa Veterans from the Civil War to present day. But it doesn’t end there. You can also explore the Bluedorn Science Imaginarium, The Rensselaer Russell House and the Snowden House! This is an amazing place for all ages to explore right here in our community!
